1. Where exactly is Creek View Community?

Creek View 55+ Community is located in a beautiful country setting just minutes from downtown Carlisle, Pennsylvania with easy access to Interstate 81 and the Pennsylvania Turnpike. Detailed directions from local access points and major cities are outlined on the directions page here on the web.

2. Is Creek View Community an adult-only community?

Yes. Creek View 55+ Community, LLC is being built specifically for residents aged fifty-five and older. At least one of the two residents of the home should be age fifty-five or older. Some exceptions are possible.

3. If we purchase a home at Creek View Community, do we own the land?

No, the purchase price of your new home does not include a land purchase. Creek View Community is a land-lease community. Simply put, residents will own their individual home and lease the land.

4. What is a land-lease community?

A land-lease community is a planned and affordable community offering consumers an opportunity to own a new ranch style home without making the investment in land and the associated costs of improvement. The developer designs and constructs all of the infrastructure, underground utilities, roads, sidewalks, etc. This fee includes the lease of the land, water service, sewer, weekly trash removal, real estate taxes on the land and snow removal on all private roads. Weekly individual lawn care and snow removal (as needed) on individual driveways and sidewalks is an additional $100 per month, if desired.

5. What are the prices of the homes?

The prices of the homes are based on each individual home, floor plan design and the level of amenities in the home. The purchase price on New Construction Home includes the home and all of the optional equipment shown along with the other amenities such as the garage and other items. The model homes are shown with available optional equipment and can be purchased as a base home or with any of the options desired. All home pricing includes the complete package, ready to move into. 6. Are there any “hidden” extra charges?

No. The purchase price of the home includes everything discussed. There are no additional charges at Creek View Community. Please note: New customer charges by the utility companies and any closing costs with your bank would be additional and outside of your purchase with Creek View Community.

7. What financing options are there?

Bank financing is available for terms ranging up to twenty-five years with as little down as ten percent. You may use financing made available here, use your own bank or credit union for financing or simply pay cash.

8. How soon may I move in?

New Construction Homes are ready for immediate occupancy. Homes ordered specifically for a customer require a minimum of several weeks so that they may be manufactured, the lot built and all of the assembly and finish work completed.

9. ARE PETS ALLOWED AT CREEK VIEW COMMUNITY?

Yes, you may have up to two indoor pets provided they are each under thirty pounds and live indoors with you. Pets may not be outside unless on a leash with their owner.

10. WHAT IS THE SOURCE OF THE WATER SUPPLY AT CREEK VIEW?

The water supply is derived from a well on the property and treated in a state-of-the-art water treatment facility located on the property and operated by Creek View. There is no additional charge for water service.

11. WHAT HAPPENS TO THE WASTE WATER?

Each home has a sewer connection which is connected to a waste water treatment facility located on the far side of the property. This sewer company is run by an accredited and licensed operator on a daily basis. There is no additional charge for sewage disposal.

12. WHAT IS THE HEATING SOURCE?

All homes are equipped with a high efficiency furnace. Home buyers have a choice between propane gas and electricity as the fuel source. Most homes in the community are heated by propane gas. The gas is supplied from central tanks and metered to each homeowner on an individual basis.

13. WHO SUPPLIES THE ELECTRICITY?

Adams Electric Cooperative. Since this is a "cooperative", rates are slighty lower because each customer is a member.

14. WHO IS THE LOCAL TELEPHONE COMPANY?

CenturyLink is the local telephone company. Internet service is also available through CenturyLink.

15. WHO IS THE LOCAL CABLE COMPANY?

Kuhn Communications is the local cable provider and is able to provide both cable service and internet.

16. IS THERE A LAWN SERVICE AVAILABLE?

Weekly individual lawn care and snow removal (as needed) on individual driveways and sidewalks is an additional $100 per month

17. WHO PAYS THE REAL ESTATES TAXES?

The developer pays the real estate taxes on the land and individual homeowners are required to pay taxes on just their individual homes.

18. ARE OUTSIDE SHED BUILDINGS PERMITTED?

Yes. They are not only permitted—they are included. Your home purchase includes a 10’x14’ outdoor shed beautifully accented to match your new home.

19. ARE VISITORS PERMITTED?

Of course. Residents are certainly able to have visitors and overnight guests which include children. Children are very welcome as guests so long as they are properly supervised within the community.

20. HOW CLOSE IS CREEK VIEW TO A GROCERY STORE?

Saylors is the closest grocery store which is located on Route 641, about five miles from the intersection on the right. They also sell gasoline.

21. HOW CLOSE IS CREEK VIEW TO A HOSPITAL?

The local hospital is about ten miles away.

22. WHAT HAPPENS TO MY HOME UPON DEATH?

Your home will become the property of your heirs and may be used as a residence or re-sold. The home must remain as a residential property and not be rented or sublet. A new buyer must be 55 years old or older and they must be approved as a tenant by the community management.
